Talking House Signs...

A few years ago, I added a powerful new tool to my marketing system: Talking Houses. Exactly as the name implies, this program gets my listings to literally "talk" directly to prospective buyers.

You may remember about a decade ago some agents had small transmitters placed in their client's homes that drive-bys could listen into to hear a description of the home when they turned into a certain radio frequency.

Well, this is precisely the principle behind Talking Houses . . . with one exception. While the concept was great ten years ago, the technology didn't quite work. Reception was always fuzzy, and it proved more of a nuisance to buyers than a benefit.

But ten years has made a phenomenal difference in this opportunity. Reception is flawless, the concept is just as brilliant, and this idea is "winning edge" for every single person in the homeselling process.

When buyers drive through a neighbourhood looking at houses, they may write down fifteen or more telephone numbers from For Sale signs. It is highly unlikely that a buyer will call all 15 phone numbers, and even if they do phone on some of them, they are unlikely to have a clear, uncluttered picture of each home after the fact.

When buyers pass by one of your listings with a Talking House sign out front, they can get very specific and inviting details about the home right then and there. In your script you'll hit their emotional hot buttons and encourage them to take immediate action . . . which they usually do.

With a Talking House sign (particularly with two other signs calling attention to your listings), your listings stand out and "speak to" your buyers' hearts. You create excitement, urgency, interest and, as a result, stimulate action.

Benefits to Homesellers

Because it's so different, the Talking House sign draws the attention of prospective buyers and makes the sellers' home stand out

Experience proves that three times as many buyers will call on a property which has a Talking House sign

Talking Houses tend to sell faster

Benefits to Homebuyers

Convenience: Talking Houses make it fast, easy, and fun for buyers to get information on homes they are interested in

Non-threatening: Buyers can access information immediately, from the comfort of their own car, and without having to talk with an agent (not everyone has a car phone, but they all have a radio)

Benefits to Agent

A great listing tool

Makes your listings stand out

Buyers are far more likely to call you after listening to your Talking Houses than they would on a home with a regular sign

I've found that you'll get higher attendance at your Tour of Homes when a Talking House is used to promote it
